Job Summary Install, repair, alter and maintain fluid transmission systems, sanitary fixtures, heating systems, low and high pressure steam lines, condensate lines, water lines, sprinkler lines, sewer lines; and perform other related work as required, including but not limited to, trade related asbestos abatement, repair and/or initiate repairs equipment. Employ the use and need of specialized testing and monitoring diagnostic equipment. Work synchronously with control technicians/trade personnel maintaining the building systems integrity. Essential Functions Advise and mentor employees, technicians and journeymen in the operation and maintenance of the Campus? plumbing systems, steam systems, mechanical systems, Heating, Ventilation and Air Conditioning (HVAC) systems and their related components, including but not limited to, pneumatic controls, electronic controls, electro-mechanical controls, cooling towers, pumps, and controlled devises. Inspect, test, troubleshoot, repair, and initiate repairs for plumbing, steam, sanitary systems, mechanical systems, cooling towers, pumps, pneumatic and self-contain valves, hydronic systems, and their related controlled devices. This requires using microprocessor and diagnostic equipment. Interact with contractors relating to the operation, maintenance, and repair of various systems on campus. Performs preventive maintenance services. Utilize computer programs that operate, maintain, calibrate, and adjust building HVAC systems. Assist Institutional Maintenance Foreman staff in drawing review, inspection and troubleshooting as part of the acceptance of new equipment, new buildings, and upgrades and equipment replacement. Drive a motorized vehicle around campus to University buildings. Install, repair, alter, and maintain hot and cold water lines, fire hydrants, steam lines, deionized water systems, sprinkler systems, industrial cafeteria systems, glass piping, sewer pipes (cast iron, plastic, ceramic), pumps, traps, valves, radiators, toilets, sinks, showers, and other fixtures, including all their associated fittings; estimate labor and materials needed to perform the work. Cut and thread pipe, using stocks and dies, power threading machines, wrenches, power saws, safety equipment, and other related tools. Use oxy-acetylene torches and/or welding equipment to braze coils and pipes. Drill or cut holes through floors, walls, or ceilings to perform asbestos abatement in performance of work assignments. Practices and promotes excellent customer service in the work place and exhibits a clear commitment to the diverse needs of customers. May exercise functional supervision of other employee performing related repair and maintenance activities. Perform related duties such as erecting scaffolding, rigging, and/or ladders; lay out drop clothes; fabricate miscellaneous metal products; sharpen and temper various tools; clean tools and equipment; prepare work reports; and train other employees on the job. Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure) Considerable knowledge of the principles, methods, techniques, practices, materials, and tools used in the plumbing and steamfitting trades. Experience as a journeyman plumber. Working knowledge of Massachusetts Plumbing and Gas Codes and their applications. Working knowledge of the general and unique hazards and safety precautions associated with the plumbing and steamfitter trade. Ability to read, interpret, and work from plans, sketches, or oral instructions. Ability to make basic assessments of time and materials required to complete work assignments. Ability to stand and work for long periods of time in enclosed areas, hot areas and moist spaces; work with a respirator; climb ladders; and work off scaffolding. Ability to functionally supervise and instruct helpers in plumbing and steamfitting tasks. Ability to maintain accurate records, logs, etc. Skill and knowledge to interpret blue prints, schematics, elementary diagrams, and logic diagrams associated with HVAC. Knowledge of safety practices, preventive maintenance practices, and the operation of standard estimating equipment. Ability to frequently lift and carry objects of 50-100 lbs. Skill in using the hand, power, and measurement tools of the trade. Ability to work independently. Ability to use oxy-acetylene torches. Ability to provide off shift coverage as requested. LICENSE AND/OR CERTIFICATION REQUIREMENTS: Current, valid Massachusetts Plumbing and Gasfitting License/Journeyman. Possession and maintenance of a current and valid Class D Driver?s License Metasys Facility Operators Certification (within 6 months of hire) OSHA 16HR O&M Training Pump Certification (within 6 months of hire) Oxy-acetylene and or welding certification (preferred) Additional Details This is a maintenance function, which includes overtime and returning to work between shifts when directed or called. It is the incumbent?s responsibility to update the Alteration Department with a current phone number.
